Article 1. Scope

These terms and conditions apply to direct bookings made on maisonducoue.com. Bookings made through a platform are primarily subject to that platform's own booking, payment and cancellation terms.

Article 2. Purpose and duration

The contract sets out the rights and obligations of the parties for the seasonal rental of the designated property, for the agreed period. The tenant may not claim any right to remain on the premises after the end of the stay.

Article 3. Booking

The tenant agrees to respect the property's maximum capacity. The booking becomes final once the requested information has been provided, these terms accepted, full payment made and a confirmation sent by email. The booking is personal and may not be transferred without the owner's written agreement.

Article 4. Price

The amount paid at booking includes the rental price, cleaning fee and applicable tourist tax. Bed linen, bath towels and hosting a pet are optional and are subject to a separate request and payment by the tenant under the conditions set out in Article 9. A deposit of €500 is required, in the form of a bank card imprint. It will not be charged. The card imprint is released after your departure, within a maximum of 7 days, if no damage is found.

Article 5. Cancellation by the tenant

Cancellation must be requested by email. Up to fourteen calendar days before arrival, cancellation is free and sums paid are refunded via the original payment method. Within fourteen days of arrival, the rental price remains payable to the owner. Optional services not provided and any tourist tax collected directly are refunded. No-shows and stays cut short at the tenant's initiative do not give rise to any refund of the rental price.

Article 6. Cancellation by the owner

In the event of cancellation before the stay, the owner promptly informs the tenant and refunds sums paid. If the cancellation results from a failure on the owner's part, the tenant may seek compensation for direct and proven loss under the applicable legal conditions. In the event of force majeure within the meaning of Article 1218 of the French Civil Code, obligations are suspended or the contract terminated depending on circumstances. Services not provided are refunded with no further compensation.

Article 7. Arrival and departure

Arrival is possible from 4 pm and the property must be vacated by 10 am at the latest. Access is via a key safe. Any access difficulty must be reported to the owner.

Article 8. Payment

The stay is payable in full at booking via Stripe. The owner neither receives nor retains full card details.

Article 9. Optional services

The following services are available on request sent to the owner by email: bed linen: €20 per bed; bath towels: €10 per person; pet allowed: €50 per stay. Once accepted, a secure payment link is sent to the tenant and the service is confirmed once payment is validated. It is recommended to make the request at least 24 hours before arrival; later requests are accepted depending on organisational possibilities.

Article 10. Condition of the property and cleaning

Any issue must be reported as soon as it is noticed. End-of-stay cleaning is included in the price, but the property must be returned reasonably tidy: dishes washed, fridge emptied, rubbish removed and furniture put back in place. Noticeably excessive mess requiring additional work may be billed on production of supporting evidence.

Article 11. Damage

The deposit set out in Article 4 (€500 card imprint, not charged) does not limit the tenant's liability. The tenant is liable for damage, loss or deterioration attributable to them or caused by persons or animals accompanying them. The owner informs the tenant of any damage found and provides available supporting evidence. Reasonable costs may be charged, after taking into account normal wear and tear.

Article 12. Use of the premises

The tenant makes peaceful use of the property and its facilities, and respects neighbours and shared areas. Parties, events, nuisance, subletting and commercial activities are prohibited.

Article 13. Capacity

The number of occupants may not exceed the property's maximum capacity. The owner may refuse additional persons. If an overage is found during the stay, the tenant must immediately regularise the situation; failing this, the owner may end the stay, subject to applicable legal provisions.

Article 14. Pets

Only one pet is admitted, subject to written authorisation and payment of the supplement set out in Article 9. The tenant is liable for damage, nuisance and cleaning caused by the animal. It must not get on the beds, its droppings must be picked up and it is strictly forbidden to leave it alone in the property.

Article 15. Complaints

Any complaint must be sent to maisonducoue@gmail.com, with its subject and relevant supporting evidence. An amicable solution will be sought as a priority.

Article 16. Mediation and disputes

These terms are governed by French law. After a prior written complaint that remains unresolved amicably, a consumer tenant may refer the matter free of charge to: Médiation Tourisme et Voyage, CS 30958, 75383 Paris Cedex 08, www.mtv.travel. Referral is made under the mediator's own conditions. Failing an amicable resolution, the dispute may be brought before the legally competent court.
